Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
To apply, we require a holding fee of $100 and application fees of $50 per person (18 and older occupying the apartment). You may pay these by credit card, debit card, money order or cashier’s check. All application fees are nonrefundable and the amounts are subject to change.
Applications may be found under the “floor plans” tab of our property website, or you can stop in the office for a paper application during business hours.
Residents are responsible for gas and electric bills. These are sub-metered and the bills that arrive to you are your actual usage. Water, trash, and sewer are billed via flat rate fee and paid to the property.
Security deposits will vary depending on qualifying criteria.
Rent is always due on the first and a $100 late fee is assessed on the 6th of every month (even Sundays and holidays).
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Up to 2 pets, cats or dogs, are allowed- we even offer a dog park within the set of our fantastic amenities! For up-to-date information about our pet policy, please contact our office.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is one and a half times the rent amount. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 2 days, they will need to fill out an application to be added to your lease agreement.
We require a 30-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 30 days prior to the lease expiring to provide your written notice.
Yes, Spectrum is the provider and we charge a flat rate of $50 fee a month.
Yes! We have partnered with a national renter’s insurance provider that offers a policy that meets our minimum requirements. For your convenience, you can enroll online on the ePremium website or by calling 1-800-319-1390. If you enroll with ePremium, they will automatically send us your proof of coverage upon policy activation so there is nothing further you would need to do. If you elect to obtain coverage from another insurance carrier, you will be required to provide proof of this coverage to the leasing office and the policy must meet our minimum requirements of $100,000 Liability Coverage and $10,000 Personal Property Coverage.
Personal grills are not allowed on the property. We provide charcoal grills throughout the property.
If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. If this occurs after business hours, you will need to contact a local locksmith.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.

Northlake Village Apartments is a great community the staff in the office are absolutely wonderful they strive at keeping their property clean and they have their carpets professionally steam cleaned when someone moves out or even when they are occupied they will have them clean for the tenant at times. Would highly recommend this place. Really close and within walking distance to Dollar General and Chiefs grocery store also Taco Bell McDonald

To anyone looking for a safe, conveniently located place to live-this is definitely the place for you. I've resided at NLVA for a very long time now. I moved to Lima from Detroit for work purposes. And from the moment I arrived, the staff has been marvelous and helpful, will go the extra mile for you, and will definitely treat you like family. Work orders are completed promptly. We have a nice & updated laundry facility with Wi-Fi, might I add. It has a newly renovated swimming pool area.
